"Best neighbourhood" is a meaningless question without knowing who's asking — a growing family, an investor, a downsizer and a first-time buyer would get three different answers in the same city. This is my cross-region shortlist for 2026: nine pockets across London, St. Thomas and the Kitchener-Waterloo-Cambridge triangle that I keep pointing specific types of buyers toward, and why.

548 490 4577London: Wortley Village and Byron
Wortley Village remains the most accessible of London's character-home pockets on price, with a walkable retail strip and a gap to Old North that I expect to keep closing — full comparison in my Old North vs. Woodfield vs. Wortley Village guide. Byron suits the family buyer directly: established schools, parks, and a settled, low-drama resale profile that doesn't carry the premium of the north end.
St. Thomas: Miller's Pond and Shaw Valley
Miller's Pond is a new-build community on the south side near Lake Margaret, increasingly framed by investors as a rental play for incoming plant workers as much as an owner-occupier pick. Shaw Valley is the quieter alternative — family-friendly, ten minutes from Port Stanley's beaches, and a way to buy into St. Thomas without every conversation being about the plant.
Kitchener-Waterloo-Cambridge: Preston/Hespeler, University/Northdale and Eastbridge
Cambridge's Preston and Hespeler areas are shifting from small-town value picks toward genuine growth corridors as redevelopment activity moves in — worth a look before that repositioning fully plays out in price. Waterloo's University/Northdale is a different kind of pick entirely: underwrite it against Waterloo and Laurier enrollment, not resale comparables, if you're buying as an investor. Eastbridge is the value alternative for families repeatedly outbid in Columbia Forest — same family-first profile, without the same premium.
| Neighbourhood | City | Best For | Why 2026 |
|---|---|---|---|
| Wortley Village | London | Walkable character on a budget | Still closing the gap to Old North |
| Byron | London | Families | Settled, established schools, low-drama resale |
| Miller's Pond | St. Thomas | New-build + investors | Investor interest tied to the PowerCo hiring wave |
| Shaw Valley | St. Thomas | Families / retirees | Quiet, ten minutes to Port Stanley |
| Preston / Hespeler | Cambridge | Value with upside | Redevelopment repositioning the area upward |
| University/Northdale | Waterloo | Investors | Enrollment-driven demand, not resale comparables |
| Eastbridge | Waterloo | Families priced out elsewhere | Columbia Forest alternative, same profile, lower premium |
How I actually picked these nine
Every pocket on this list earns its place for a specific reason — a growth catalyst, a widening value gap, or a buyer profile that's underserved by the obvious first choice. This isn't a citywide "top neighbourhoods" list recycled from an average; it's the same shortlist I use with my own clients when their budget and priorities are already known.
Frequently asked questions
Which of these is best for an investor specifically?
University/Northdale in Waterloo and Miller's Pond in St. Thomas are the two I'd point an investor toward first — one driven by enrollment demand that doesn't move with the broader market, the other by a confirmed, large-scale employment catalyst.
Which pocket has the most room left to appreciate?
Wortley Village in London and Preston/Hespeler in Cambridge are the two I'd flag for the most room to close their respective value gaps, based on where comparable premium pockets in each city already sit.
Is this list the same as your neighbourhood guides for each city?
No — this is a curated, cross-region shortlist for a specific kind of buyer question ("where should I look right now"). For the full pocket-by-pocket breakdown of any single city, see the dedicated neighbourhood guides linked below.
