London's citywide inventory is still buyer-friendly at 4.9 months, but this issue's real find is a condo market on the east side quietly outgrowing almost everything else in the city.

Neighbourhood Breakdown

  • Argyle — mature East London, tree-lined streets, mix of detached, duplex, townhome and low-rise condo. Houses up 0.41% month-over-month (22nd of 40 for growth) — but condos rank 5th of 39, one of the strongest condo growth stories in London right now.
  • Oakridge — relaxed, near Hampton Valley and Sifton Bog, roughly 20 nearby parks, mostly 1960s-80s housing stock. Houses down 0.68% (17th of 40), condos up 0.30% (19th of 39) — genuinely "taking a breather," no strong signal in either direction.
  • Glen Cairn — several distinct sub-pockets under one neighbourhood name, each with its own character. Enough internal variation that a single Glen Cairn average undersells how differently its sub-areas actually price.

Argyle condo buyers should move with real urgency — a top-5 growth ranking out of 39 tracked London neighbourhoods doesn't stay quiet for long once it gets picked up more widely. Argyle house buyers have more breathing room; the two property types in that neighbourhood are not moving together right now. Oakridge suits buyers who want a genuinely calm decision with no pressure from either direction. Glen Cairn needs a sub-pocket-level conversation before you can trust any number attached to it.

Argyle's condo ranking — 5th out of 39 London neighbourhoods for growth — is the kind of number that gets buried under bigger headlines about Masonville or Old North, and that's exactly why I bring it up. It reminds me of what Wortley Village looked like several years before its premium fully set in, except this time it's the condo segment specifically, not the whole neighbourhood, that's moving. I'm telling investor clients to underwrite Argyle condos against that growth rank, not against what an Argyle house is doing, because right now those two are barely related.

If you're comparing Argyle to another East London pocket, separate the condo comps from the house comps entirely — a blended Argyle average will hide the exact divergence that makes the condo side worth a serious look.
