- If you're buying
- LSTAR described September as a buyers' market (5.9 months of inventory, 34.7% sales-to-new-listings). Expect room to negotiate, but judge each home against its own alternatives.
- If you're selling
- Sales rose 5.3% year over year while the composite benchmark slipped 0.2% from August. A higher regional average isn't proof your pocket gained value; price from your street's recent sales.

- Cornerstone and LSTAR July 2026 releases; neighbourhood-level figures as cited in the issue
- If you're buying
- London's 4.9 months of inventory leaned toward buyers; Kitchener-Waterloo-Cambridge was closer to balanced.
- If you're selling
- City-wide board figures lagged by a month. The issue's point: neighbourhood movement can differ from the city average, so price from your own pocket.
Figures are as published by the named source for the period shown, and are not updated after publication. Board statistics describe a whole region or city, not the value of a particular home.

401 Corridor Market Update
Each issue names its reporting period and its source, usually the local board's monthly release, and separates what the figures show from what they don't: a regional average or benchmark describes a whole market, not a particular street or home. Andy explains what the month's sales, inventory and price movement mean if you're buying or selling, and notes where a number is provisional rather than final.
