Are home prices rising in London and St. Thomas? September brought a higher regional average sale price, but that headline needs context. A market update is most useful when it helps you decide what to offer, how to price, and which neighbourhoods fit your budget. Why can the average price rise while the benchmark falls?

The average describes the homes that sold that month. A month with more expensive homes in the mix can lift it even if comparable homes have not appreciated. The MLS® Home Price Index uses benchmark homes to track price trends more consistently. Neither measure is a valuation of your own property.

For example, a renovated detached home on a large lot and a smaller condo contribute very different amounts to an average. Before deciding that your home has gained value, compare recent sales with similar size, condition, ownership type and location. An area-wide headline cannot replace that comparison.

More transactions in a segment do not automatically mean higher prices or multiple offers on every listing. For townhouse buyers, compare the full monthly cost: mortgage, property tax, condo fees where applicable, and maintenance responsibilities. For sellers, ownership type, condition and competing homes matter more than a broad claim that townhouses are hot.

What should London and St. Thomas buyers do next?

My approach is to narrow the search before negotiating. Choose the neighbourhoods that work for your commute and daily life, decide which property types suit your budget, and compare a short list of homes. Keep a reserve for closing costs and repairs rather than treating your maximum purchase budget as a target.

  • Compare similar homes rather than relying on a city average.
  • Review financing, inspection needs and condominium documents before removing relevant conditions.
  • Judge an asking price against the home’s condition and alternatives available to you.

What should sellers do before setting a price?

Start with a property-specific pricing review. I would look at comparable completed sales, the homes buyers can choose instead of yours, and the preparation needed to make your home competitive. Set a review date for showing feedback and offer activity so you can respond to evidence rather than letting a listing drift.

If you are selling and buying, plan both sides together. A negotiated discount on your next home may matter as much as the final sale price of your current one. Compare the move’s total cost and timing before deciding whether to list first or buy first.
