This page holds every term, consent and legal notice for andynagpal.com in one place. When a form asks you to agree to the Terms and Conditions, this is what it means. Each part has its own link, so you can go straight to the one you need.

Using this website

andynagpal.com is run by Andy Nagpal, a real estate Broker registered with the Real Estate Council of Ontario (RECO), with eXp Realty, Brokerage. By using the site you agree to these terms.

General information, not advice

Articles, calculators, market numbers, value ranges and estimates are general information. They aren't an appraisal, and they aren't legal, financial or tax advice. Please check anything important with Andy, or with a lawyer, lender or accountant, before you rely on it.

No cost, and no representation

Using the site, creating an account or opening a home dashboard is free, and it doesn't make you Andy's client. If you'd like Andy to represent you in buying, selling or leasing, that's a separate written agreement, clearly labelled, that you sign separately.

Fair use

Please don't scrape, data mine or use bots on the site, copy listing information for commercial use, or send false or abusive information through the forms. Andy can block access or close an account that's used this way.

Other websites

Links to other sites (for example REALTOR.ca, RECO, lenders and partners) are there to help. Those sites have their own terms, and Andy isn't responsible for their content.

Ontario law

These terms are governed by the laws of Ontario and the federal laws of Canada that apply there.

Saved homes and searches account

Version 2026-10-20

You can save homes on your own device without an account. If you create one, these terms apply.

Who it's for

Accounts are for people looking to buy, sell or lease a home for themselves. Each time you sign up or sign in you confirm: "I confirm that I am not a REALTOR® or other real estate salesperson or broker, and I am not signing up or signing in on behalf of one, a brokerage, or for any real estate business use."

Your account

One account per person and email address. You sign in with a one-time email code, and new accounts confirm a full name and a mobile number by text. You can also choose a password, which is the same password as your Sold Prices account and lasts 90 days.

What's stored and who sees it

Your saved homes, saved searches, comparisons and any home dashboards you link are stored with your email so you can open them on any device. When you create an account, your name, email and phone go into Andy's client system (BoldTrail) so he can follow up about your search. Listing alerts are only sent if you ask for them and tick the alert box. The privacy policy has the details.

Closing or suspending an account

Ask Andy any time to close your account or delete what's saved, subject to records the MLS® rules require him to keep. He can suspend or close an account used by a real estate professional, for business purposes, or in a way that breaks these terms.

When these terms change

If this part changes, the version number above changes too, and you'll be asked to agree again the next time you sign in.

Home dashboards

A home dashboard is a private page about your home. Opening one is free and doesn't create a listing or representation agreement.

Values and ranges

The quick estimate is a computer benchmark. Andy reviews your home himself before your personal selling range appears. Neither one is an appraisal, and both can change with the market.

Keep your link private

Your dashboard link and sign-in show your home's details and any finances you add. Don't share them with people you wouldn't show those details to. Sold prices only appear after you sign in to Sold Prices, under the Sold Prices Terms of Use.

Activity and maps

While you're signed in, the dashboard records which parts you use so Andy can follow up with what's useful (details in the privacy policy). Address suggestions and Street View come from Google and follow Google's terms.

Monthly emails

Monthly value emails are optional. You only get them if you tick that box yourself, and you can stop them from the dashboard or any email.

When you send a question, booking or request, Andy uses your details to reply about that request, by the method you chose.

Newsletters, market updates, listing alerts and monthly value emails are different. They're ongoing emails, Canada's anti-spam law (CASL) applies to them, and Andy only sends them with consent that the law recognizes.

Most forms that offer these emails have their own box for them. You tick it yourself: it's never ticked for you, it isn't part of agreeing to these terms, and leaving it unticked doesn't stop you using the site. A few short sign-up forms, like the free guides and checklists, say right under the button that sending the form signs you up for Andy's emails. Please only send those if you'd like the emails.

Every email names the sender, Andy Nagpal, Broker, eXp Realty, Brokerage, 380 Wellington Street, Tower B, 6th Floor, Suite A, London, ON N6A 5B5, and has a way to unsubscribe. You can also withdraw consent any time by replying, or by calling 548 490 4577.

Sold Prices Terms of Use

This is a separate agreement for the members-only Sold Prices area, required by the PropTx MLS® Rules. You accept it by ticking its box when you turn on Sold Prices.

These terms are between you and Andy Nagpal, Broker, of eXp Realty, Brokerage ("Andy", "we"). They apply to the Sold Prices area of andynagpal.com, a Virtual Office Website (VOW) operated under the MLS® Rules of PropTx Innovations Inc. You must accept them, by ticking the box when you create an account, before you can search or see any listing information.

1. Our relationship

By accepting these terms you acknowledge that you are entering into a lawful broker-consumer relationship with Andy Nagpal and eXp Realty, Brokerage, so that we can give you MLS® listing information through this website.

2. No cost and no representation

These terms cost you nothing, and they do not create a representation agreement. Having an account does not make you Andy's client. If you decide you want Andy to represent you, that will be a separate written agreement, clearly labelled as such, that you sign separately. Before giving you access we provide the RECO Information Guide, which explains how brokerages can work with buyers and sellers in Ontario.

3. Personal, non-commercial use

All listing information you get from this website is for your personal, non-commercial use only.

4. A genuine interest

You confirm that you have a bona fide interest in the purchase, sale or lease of real estate of the type offered through this website.

5. No copying, and no AI

You will not copy, redistribute, retransmit or otherwise use any of the data or listing information provided, except in connection with your own consideration of the purchase or sale of an individual property. For greater certainty, you may not use any AI system or technology, or any other technology that has the effect or is intended to collect, store, reorganize, analyze, summarize or manipulate any listing information or related data.

6. No sharing

You will not, directly or indirectly, display, post, disseminate, distribute, publish, broadcast, transfer, sell or sublicense any listing information to any other person or entity. For greater certainty, you may not directly or indirectly provide any listing information to any AI system or technology, or any other technology that has the effect or is intended to collect, store, reorganize, analyze, summarize or manipulate any listing information or related data.

7. No scraping

You will not "scrape" (including "screen scraping" and "database scraping"), "data mine", or carry out any other activity intended to collect, store, reorganize, summarize or manipulate any listing information or related data. We monitor how the site is used and limit how much can be viewed.

8. Ownership

You acknowledge the ownership of, and the validity of the proprietary rights and copyright in, the MLS® database, the MLS® System, the listing information and any related information, held by PropTx Innovations Inc., the Toronto Regional Real Estate Board and the participating real estate boards and associations ("the Association").

9. Access for compliance checks

You authorize PropTx, the Association, and other members of the Association or their duly authorized representatives, to access this website to verify compliance with the MLS® Rules (including the VOW rules) and to monitor how members' listings are displayed.

10. Accuracy

Listing information is deemed reliable but is not guaranteed accurate by PROPTX. It can change and may contain errors. Please confirm anything important with Andy before you rely on it.

11. Your account

One account per person and email address. Keep your password private. Passwords last 90 days, and we'll ask you to choose a new one when yours runs out. As the MLS® Rules require, we keep a record of your name, email, username and account activity, and we can share it with the Association if it asks while investigating a breach. We can suspend or close an account that breaks these terms.

12. Closing your account

You can close your account at any time from the Sold Prices page. We keep your account record for at least 180 days after your password stops being valid, as the MLS® Rules require, and then delete it.

13. Changes to these terms

If these terms change, we'll ask you to accept the new version before you continue using Sold Prices.

Sold Prices privacy notice

Please read this before you create an account. By ticking the privacy box you consent to everything described here, including that your personal information may be shared with PropTx and the Toronto Regional Real Estate Board for auditing and legal purposes.

What we collect

Your name, email address and phone number; your password, stored only in a scrambled (one-way hashed) form that nobody can read; when you accepted the Terms of Use and this notice; and a record of your account activity: when you sign in, what you search for, which homes you view, and the internet (IP) address you use.

Why we collect it

To give you access to Sold Prices; to keep the records the PropTx MLS® Rules require for every VOW user; to protect MLS® data from misuse such as scraping; and to answer your questions about properties. If you tick the optional box, we'll also email you market updates. You can unsubscribe at any time.

Who it's shared with

  • PropTx Innovations Inc. and the Toronto Regional Real Estate Board, for auditing and legal purposes, as the MLS® Rules require. If they believe the site has been misused, we must give them your name, email, username and activity record.
  • Andy Nagpal and eXp Realty, Brokerage. When you confirm your email, your name, email and phone number go into Andy's customer relationship system (BoldTrail), so he can follow up about your search.
  • Service providers that host the website, store accounts and send email for us. Some store or process information outside Canada, including in the United States, where it may be accessible to law enforcement under local law.
  • Anyone else only where the law requires it. We never sell your information.

How long we keep it

While your account is open, and for at least 180 days after your password stops being valid or you close your account, as the MLS® Rules require. Then it's deleted.

Your choices

You can close your account from the Sold Prices page at any time. To ask what we hold about you, to correct it, or to withdraw consent, contact Andy at 548 490 4577 or andy.nagpal@exprealty.com. Records the MLS® Rules require us to keep are kept until that period ends. See also the site's privacy policy.

Privacy policy

Andy Nagpal collects the information you submit through inquiry, showing-request and valuation forms — name, phone, email, and any details you provide about buying, selling, or a property — to respond to you and follow up.

How information is used

Your information is used only to communicate with you about your inquiry, and is not sold to third parties.

Third-party services

Form submissions are processed through Formspree. Consultation, valuation and property enquiries are also recorded in Andy’s BoldTrail customer-management system to track your inquiry and follow-up. Site analytics use Google Analytics. The Google tag measures page views, successful inquiries and contact-link clicks. Consultation requests are not counted as confirmed appointments. It uses cookies to record how visitors use the site, such as pages viewed, buttons and links clicked, forms submitted, and approximate location and device type. It does not receive what you type into a form. You can opt out with Google's Analytics opt-out browser add-on. For advertising, the site also uses Google advertising features and the Meta (Facebook) Pixel. They use cookies to recognise that your browser visited this site so Andy can show you his ads on Google, Facebook and Instagram later, and the Meta Pixel records page views and successful inquiries (never what you type into a form). These tags are not used on MLS® search, listing, saved-homes, comparison, sold-price or private client pages, or on newsletter preference links. You can turn off personalised ads in Google's My Ad Center and in Meta's ad preferences, or opt out of interest-based ads from participating companies through the Digital Advertising Alliance of Canada. These providers process data on our behalf under their own privacy terms.

Saved homes, searches and comparisons

When REALTOR.ca DDF® listing content is viewed, we report the listing ID, feed ID and a randomly generated browser identifier to CREA’s listing analytics service. The browser identifier is stored on your device so CREA can avoid counting repeat views within five minutes. This reporting does not include your name, email, phone number, form entries or IP address supplied by this website.

You can save homes on your device without an account; they stay in your browser's local storage. If you sign in with your email (a one-time code; a password is optional and is the same as your Sold Prices account, covered by the Sold Prices privacy notice), andynagpal.com stores your email, your name and phone number (required when you first sign up, so Andy knows who he's helping; new sign-ups are emailed to him), the listing IDs and MLS® numbers you saved, your saved search filters and alert choices, up to three homes you're comparing, and the dates of your consents. Listing content itself isn't stored; saved homes are re-read from the MLS® feed. A secure session cookie keeps you signed in for up to 30 days. When you create an account, your name, email, phone and how you signed up (including the listing or page you signed up from) are added to Andy's client system (BoldTrail) as a contact, so he can follow up about your search. Your saved homes and searches themselves stay on andynagpal.com, and this isn't an eXp login. If you ask for listing alerts, your email, the search and your consent are sent to Andy (by email and as a note in his BoldTrail system) so he can set the alerts up; alerts are then sent from his listing-alert system. Saved data is deleted 400 days after your last sign-in or change, or straight away when you delete your account from the Saved homes page.

Home dashboard activity

When you're signed in to your home dashboard, we record when you open it, which sections you view, which buttons and links you click, and how long you stay. This is tied to your dashboard and email address so Andy can see what's useful to you and follow up with information that fits. It isn't shared with anyone else or used for advertising. We keep your most recent activity with your dashboard until you ask Andy to delete the dashboard.

Market Watch newsletter

If you subscribe, we store your email, the areas and topics you chose, and when and how you confirmed, and send the monthly email through Resend from andynagpal.com. Your subscription is also noted in Andy's BoldTrail system so he knows you subscribed; it isn't used to email you anything else. Every issue has a link to change your preferences or unsubscribe, which takes effect immediately.

Sold Prices members area

The members-only Sold Prices area has its own privacy notice and Terms of Use. It uses a separate account (email and password), records each search for the audit the MLS® rules require, may be reviewed by PropTx, and runs no analytics.

Google Maps, address suggestions, and Street View

On the home dashboard signup and when you add a property, typed address fragments and the address you select can be sent to Google so we can show address suggestions and confirm the place details. Suggestions are not stored as a search history; the address you submit to create a dashboard is kept with your home record. Home dashboards can also show a Google Street View image near the home's address. Our server asks Google for that image using the address, so the address is shared with Google; your name, email and phone are not sent for suggestions or Street View. We do not store the Street View image. Google's handling is covered by the Google Privacy Policy, and use of Google Maps content by the Google Maps/Google Earth Additional Terms of Service.

Assessment and comparison requests

When you ask Andy to assess a home, review comparable sales or advise on homes you're comparing, your request (including any listing link you paste) goes to his inbox and BoldTrail. The website never opens or copies a link you send; Andy reviews it himself. Each request gets a short reference (for example W-1A2B3C4D) that is also recorded with Google Analytics, without your name, contact details, address or listing details, so Andy can measure which pages lead to appointments.

Online booking

If you book a consultation through the calendar on our contact page, the booking is handled by Calendly, which receives the name, email and answers you enter and may set its own cookies. See Calendly's privacy notice at calendly.com/privacy.
