In most Kitchener new-home communities the builder pays the buyer's agent, so my help costs you nothing. The catch is registration: many builders only pay an agent who came with you on your first visit, so bring me in before you walk into the sales centre or register online.
Pre-construction means you buy from plans and wait for the build, often a year or more, usually with a deposit schedule. Quick move-in homes are already built or nearly finished, so you see the actual home and close in roughly 30 to 90 days, but with fewer finish choices.
No. They are the builders' advertised "from" prices, checked on October 7, 2026. Some builders show prices after proposed rebates that not every buyer qualifies for; where they do, the card says so and gives the list price. Lot premiums, upgrades, development-charge adjustments and closing costs come on top, so get the full price in writing before you sign.
For a freehold home, read the agreement and its Tarion addendum carefully before signing, because the builder's paperwork controls conditions and closing dates. For a new condominium, the Condominium Act gives you a 10-day cooling-off period after you receive the signed agreement and disclosure statement. I recommend a real estate lawyer review every new-build agreement either way.
