No. It is a commitment to buy your home at a price and closing date we agree in writing beforehand, and it only applies if the home does not sell on those terms during the listing period. An instant-offer service prices your home once and buys it immediately; this program markets your home normally first, so you keep any upside if it sells above the agreed price.
We agree it together before the home is listed, based on recent comparable sales in your immediate area. If we cannot agree on a price that works for both of us, the program simply does not apply and we list the home the normal way.
No. Neither program carries a separate fee. Commission is agreed in the listing or buyer representation agreement as usual, and the protections sit on top of that.
Then we list it without the program. Eligibility depends on property type, location and condition among other factors, and I will tell you at the valuation rather than after you have signed.
