Is the home valuation really free, and is there any obligation?

Yes — the valuation is free and carries no obligation to list. You receive Andy's assessment of value along with the comparable sales it's based on. If the timing isn't right for you, that's a perfectly normal outcome.

How is my home's value actually determined?

Value is established primarily from recent comparable sales of similar homes in your area, adjusted for differences in size, condition, updates, lot and location. Current active competition and how quickly homes are selling in your price band also matter. Andy shows you the comparables so you can see the reasoning, not just the figure.

Why is my MPAC assessment different from my home's market value?

MPAC assessments are used for property tax purposes and are based on a legislated valuation date that can be years behind the current market. They are not intended to reflect what your home would sell for today. Use current market comparables for any real decision about selling.

How long does a home valuation take?

The walkthrough itself usually takes 30 to 45 minutes depending on the size of the home, and Andy follows up with the written comparable analysis shortly afterward. There's no need to prepare beyond letting him see the whole property, including any areas you'd normally keep closed off.

How often should I get my home's value updated?

Reviewing annually is reasonable for general planning, and more often if you're actively considering a sale or making a financial decision that depends on your equity. Market conditions in London and St. Thomas can shift meaningfully within a year. If a move is likely within twelve months, an updated number is worth having.
