Buying a home is the biggest financial commitment most people ever make, and the last thing you want in your first year of ownership is an unexpected breakdown in a major system or appliance — a furnace that quits in January, a dishwasher that floods the kitchen, a water heater that fails the week you move in. That's exactly what my VIP Buyer Home Warranty is built to protect against, and I cover the cost of it myself for my VIP buyer clients.
Why this matters more than it sounds
Home systems and major appliances don't ask permission before they fail, and repairs or replacements routinely run into the thousands of dollars — a furnace or central air replacement alone can easily exceed $5,000. Buyers focus so much energy on the purchase itself that this kind of post-closing risk rarely gets discussed until it's too late. Bringing this coverage to my VIP buyer clients, at my cost, is one concrete way I try to protect people after the deal closes, not just get them to the closing table.

What it actually costs you
The warranty itself is free — I cover that cost for my VIP buyer clients as part of working with me. The one cost you should know about upfront: a service call charge applies each time you make a claim on a covered system or appliance, similar to a deductible. I'll walk you through the exact amount and how claims work before you close, so there's no surprise the first time you actually need to use it.
How you qualify
This isn't automatically attached to every transaction — it's a benefit I extend to my VIP buyer clients as part of working with me on your purchase. If you're buying with me, ask directly whether your purchase qualifies and I'll confirm it upfront, along with the full written terms, conditions, limitations and exclusions, before you close.

If you're buying new construction, my full guide on buying new vs. resale covers how Tarion coverage works in more detail — the two programs solve different problems and having both, where they apply, is strictly better than either alone.
Frequently asked questions
Is the VIP Buyer Home Warranty really free?
Yes — for qualifying VIP buyer clients, there's no cost for the one-year warranty itself. The only cost is the service call charge that applies when you actually make a claim, which I'll explain in full before you close.
Does this replace a home inspection?
No — a home inspection tells you the condition of a home before you buy it; this warranty protects you against breakdowns after you own it. You should always get an inspection regardless of whether a purchase qualifies for this warranty.
Does it cover pre-existing problems the inspection missed?
This is a breakdown warranty, not a defect-discovery tool — coverage and any limitations or exclusions are set out in the full written warranty terms, which I'll review with you before closing so you know exactly what is and isn't covered.
Can I get this warranty if I'm not buying with Andy?
No — it's a benefit I provide directly to my own VIP buyer clients as part of representing you on a purchase, not a product sold separately.
What happens after the first year?
The coverage runs for one year from closing. Ask me closer to renewal about extending or replacing coverage — I'm glad to point you toward options at that point.
If you're planning a purchase and want to know whether you'd qualify for this warranty, send me your timeline and I'll confirm it upfront — before you ever make an offer.
