West London, Ontario: Oakridge, Byron, Riverbend and Westmount Compared

Wooden footbridge over a creek in a wooded valley

West London is the side of the city between the Thames and the western city limit, from Oakridge in the north down through Byron and Westmount. It has some of London's most popular family neighbourhoods, a lot of green space and, at Riverbend, some of its newest homes.

How much do homes cost in West London?

"West London" isn't one of LSTAR's districts. Oakridge falls in London North, where the October 2026 benchmark was $597,300. Byron, Riverbend and Westmount are in London South, at $542,300. Those district numbers cover very different homes, so the street, the age of the home and the lot size will tell you far more than the benchmark.

Oakridge

Oakridge is an established family area near the Sifton Bog, one of London's environmentally significant areas. Many homes date from the 1960s to the 1980s and sit on generous lots. A lot of them still have original systems, so it's a good area for buyers who don't mind updating in exchange for a bigger lot. Oakridge Secondary School and St. Thomas Aquinas Catholic Secondary School are both on Oxford Street West.

Byron

Byron is a former village, part of London since 1961, with its own village centre along Commissioners Road. Springbank Park, Storybook Gardens and Boler Mountain are all close by. It's one of the city's most popular family areas, so well-priced homes draw competition. I wrote a full Byron guide if you want the detail.

Riverbend

Riverbend is on the city's western edge along the Thames, with newer detached homes and townhomes. It's the furthest of these four from downtown, about 20 minutes off-peak, and it suits buyers who want new construction and quick access to the west-end parks. Komoka in Middlesex Centre is just beyond it.

Westmount

Westmount is a large, established area in the southwest, built up after the 1961 annexation. It offers some of the best value on the west side, with detached homes, townhouses and condos, and quick access to Wonderland Road and the 401. Homes here often need updates, with windows, roofs and mechanicals the usual items.

What should I check before buying in West London?

  • In Oakridge and Westmount: the age of the roof, windows, furnace and electrical, and any past basement water.
  • In Riverbend: whether any Tarion coverage remains, based on the home's original possession date, and what is planned on nearby vacant land.
  • In Byron: how many offers similar homes drew recently, so your price and conditions are realistic.
  • Near the river and ravines: whether the lot is regulated by the Upper Thames River Conservation Authority, which can limit additions and pools.

Frequently asked questions

Is Byron in West London or South London?

Most people call Byron the west end, but LSTAR includes it in the London South district for its statistics. That is why the south district benchmark is the one to compare it with.

Which West London neighbourhood is cheapest?

Westmount usually offers the most value on the west side, with older detached homes, townhouses and condos. Prices vary by street and condition, so compare recent sales on the street you like.

Is there new construction in West London?

Yes, mainly in Riverbend and around the western edge of the city. My London new-construction page lists what is currently selling.
