Living in Lambeth, London Ontario: Homes, Prices and Schools

Fenced green backyard with trees and neighbouring houses

Lambeth is a former village on London's southwest edge. It was part of Westminster Township until 1993, when it joined the city. It still has its own small village core, and around it you will find some of London's newer and larger homes, with Highways 401 and 402 only minutes away.

What kind of homes are in Lambeth?

There are three distinct parts. The original village has older homes on bigger lots, some dating back many decades. Around it are subdivisions from the 1990s and 2000s with two-storey detached homes and some larger executive homes. And to the north and east, toward Talbot Village and the Wonderland Road corridor, there is newer construction with detached homes, townhomes and stacked towns.

Some homes on the edges of Lambeth and on older rural-style lots were built on a private well or septic system, or connected to city services later. It's one of the first things I check, because a septic system needs its own inspection and a well needs a water test.

How much do homes cost in Lambeth?

Lambeth is in the London South district, where LSTAR's MLS® Home Price Index benchmark was $550,400 in September 2026. That figure covers all of south London, including much older and smaller homes. Lambeth's newer detached and executive homes typically sell above it, and townhomes closer to it. Ask for recent sales on the street you are looking at, not the district number.

What is it like to live in Lambeth?

  • Highways: the fastest access in London to the 401 and the 402, which matters if you commute toward Woodstock, Kitchener, Sarnia or the GTA.
  • Village core: local shops, restaurants and services along Main Street and Colonel Talbot Road, with more stores a few minutes north on Wonderland Road.
  • Nearby: Komoka and Kilworth in Middlesex Centre are just to the west, and St. Thomas is about 20 to 25 minutes south.
  • Feel: quieter streets, bigger yards and a small-town character, while still being inside the city.

Some of these are in Talbot Village or elsewhere in southwest London rather than Lambeth itself, and Catholic school attendance may mean a school outside the neighbourhood. Check the address with each board's school locator before you buy.

Who is Lambeth a good fit for?

Commuters who use the 401 or 402, families who want a bigger lot, move-up buyers who want a newer home, and buyers moving from the GTA who want a little more of a small-town feel without leaving the city. If you need to be close to Western or University Hospital every day, the north end will save you time.

What should I check before buying in Lambeth?

  • Municipal water and sewer, or a private well and septic. If private, add a septic inspection and a water potability test as conditions.
  • Lot lines and any easements, especially on larger or irregular lots.
  • For newer homes, the remaining Tarion warranty coverage.
  • Highway noise, on streets close to the 401 or 402. Visit at rush hour.
  • What is planned on nearby vacant land, since the southwest is still growing.

Frequently asked questions

Is Lambeth part of London, Ontario?

Yes. Lambeth was part of Westminster Township and became part of the City of London in 1993. Homes there pay City of London property tax.

How far is Lambeth from downtown London?

About 15 minutes by car off-peak. The 401 and 402 are only a few minutes away, which is the main reason commuters choose it.

Are homes in Lambeth on septic?

Most homes in the newer subdivisions are on city services, but some older and edge-of-town properties have been on private systems. Check the listing and the property records, and add a septic inspection if it applies.
