Hyde Park is the northwest corner of London, the area around Hyde Park Road and Fanshawe Park Road West, plus the newer subdivisions around Fox Hollow and Foxfield. It became part of the city in 1993. Most of what you see today has been built since then, so this is one of the places in London where you can still buy a home that is less than 30 years old without paying executive-home prices.

Mostly two-storey detached homes and townhomes built from the 1990s onward. The older parts near Hyde Park Road and Gainsborough Road have homes from the late 1990s and 2000s on regular suburban lots. Further north and west, around Fox Hollow and Foxfield off Tokala Trail and Buroak Drive, you will find newer detached homes and three-storey townhomes, some still being built.
Because so much of the area is recent, many homes still have their original roofs, furnaces and air conditioners, now 15 to 25 years old. That is not a problem, but it is worth budgeting for. A home inspection will tell you where each system is in its life.
How much do homes cost in Hyde Park?
LSTAR doesn't publish a benchmark for Hyde Park on its own. It falls inside the London North district, where the MLS® Home Price Index benchmark was $613,000 in September 2026, the highest of London's three districts. London South was $550,400 and London East was $432,300. Townhomes in Hyde Park usually sit below that benchmark and newer detached homes above it, so the street and the type of home matter more than the district average.
If you are comparing a resale home with new construction here, ask what the new-build price includes. Upgrades, the lot premium, HST treatment and closing adjustments can move the real number a long way from the advertised one.
What is it like to live in Hyde Park?
- Shopping: the big-box stores and restaurants along Hyde Park Road and Fanshawe Park Road cover groceries, hardware and most errands without going downtown.
- Getting around: about 15 minutes to downtown off-peak. Fanshawe Park Road and Oxford Street are the main routes east. The 401 is further away than from the south end, so test the drive if you commute out of town.
- Outdoors: neighbourhood parks and trails run through the newer subdivisions, and the Sifton Bog, one of London's environmentally significant areas, is a short drive south near Oakridge.
- Feel: mostly young families and move-up buyers. Streets are quieter than central London, and most daily trips are by car.

Check the exact address on the Thames Valley District School Board and London District Catholic School Board school locators before you firm up an offer.
Who is Hyde Park a good fit for?
Families who want a newer home and easy errands, move-up buyers coming from a townhouse or an older starter home, and anyone who would rather not take on a renovation. It suits people who drive most places. If you want to walk to cafés and shops, look at Old North, Wortley Village or Byron's village centre instead.
What should I check before buying in Hyde Park?
- School capacity and boundaries for the exact address, not just the nearest school.
- For homes under about seven years old, what is left of the Tarion new-home warranty and whether any claims were made.
- Ages of the roof, furnace, air conditioner and water heater. Many are original.
- For townhomes, whether it is freehold or a condominium, and if it is a condo, the fee and the reserve fund study.
- What is planned for nearby vacant land. The city's planning application map shows what has been proposed.
