When people in London say "the north end", they usually mean the neighbourhoods around CF Masonville Place and north of it: Masonville, Uplands, Stoneybrook, Stoney Creek and Sunningdale. It's close to Western University and University Hospital, it has a strong reputation for schools, and it is the most expensive part of the city to buy in.

London North had LSTAR's highest district benchmark in September 2026 at $613,000, compared with $550,400 in London South and $432,300 in London East. That is about $180,000 more than the east end for a typical home. The district also includes some older areas, so the newer north-end subdivisions often sell above the benchmark.
How do the north-end neighbourhoods compare?
| Neighbourhood | Typical homes | Best for | Worth knowing |
|---|---|---|---|
| Masonville | 1970s to 2000s detached, townhouses and condos | Families and university or hospital staff | Closest to the mall, Western and University Hospital |
| Uplands | Established homes plus newer streets further north | Families who want north-end schools | Prices vary a lot street to street |
| Stoneybrook | Established detached homes, many built from the 1960s through the 1980s | Families wanting an established street | Many homes are due for updates |
| Stoney Creek | Newer two-storey detached and townhomes | Move-up families | Around the Stoney Creek valley and its trails |
| Sunningdale | Newer and executive detached homes | Buyers wanting a newer, larger home | One of the furthest areas from the 401 |

School demand is one of the main reasons families pay a premium here. Boundaries are set by street, so confirm the exact address with each board's school locator. Don't rely on a listing that says "close to" a school.
What is it like to live in the north end?
- Daily errands: CF Masonville Place and the shopping along Fanshawe Park Road and Richmond Street.
- Work: Western University and University Hospital are about 5 to 10 minutes from most of the north end.
- Getting around: about 10 minutes to downtown from Masonville and about 15 from Sunningdale off-peak. The 401 is a long drive across the city, often 20 minutes or more.
- Students: the streets closest to Western have many student rentals. Further north, that drops off quickly.
Is North London worth the higher price?
It depends on what you will use. If your work is at Western or University Hospital and your children will go to north-end schools, the shorter commute and school options are real value. If you commute out of town on the 401, or your budget is tight, the south end or Byron often gives you more house and an easier drive for the same money.
What should I check before buying in the north end?
- School boundaries for the exact address.
- Whether nearby homes are student rentals, especially south of Fanshawe Park Road near campus.
- For homes from the 1970s to 1990s, the age of the roof, windows, furnace and electrical panel.
- For newer homes in Sunningdale and Stoney Creek, the remaining Tarion warranty and any planned development nearby.
Frequently asked questions
Is North London the most expensive part of London, Ontario?
By district, yes. LSTAR's September 2026 benchmark for London North was $613,000, the highest of the city's three districts. Individual streets in other areas, like parts of Byron or Old North, can still be more expensive.
How far is North London from the 401?
From Masonville it's usually 20 minutes or more to the 401 off-peak, and longer from Sunningdale. If you commute out of town every day, factor that in.
Is Hyde Park in North London?
It's in the northwest and falls in the same London North district for LSTAR statistics, but it's a separate area with mostly newer homes. I cover it in its own Hyde Park guide.
