The VW PowerCo and Amazon hiring wave still dominates the St. Thomas conversation, but this issue steps away from the growth corridor to the resale side of town that isn't wrapped up in that story at all.
Neighbourhood Breakdown
- Lynhurst — established, traditional 3-4 bedroom resale stock. More resale inventory than the new-build corridor; gives buyers actual choice instead of waiting on a builder's next phase release.
- Downtown / Old South — older housing stock, walkable. St. Thomas's lowest price entry point; the neighbourhood I point first-time buyers toward when Miller's Pond or The Ridge are out of budget.
- Shaw Valley — avg single-family ~$475,000, south St. Thomas near Sunset Drive. Quietly holding value 10 minutes from Port Stanley's beaches, entirely apart from the growth-corridor conversation dominating the rest of the city.
Andy's Growth Outlook Score by neighbourhood (1-5, my own read on how directly each area stands to benefit from the VW PowerCo / Amazon employment wave, not an official statistic): Lynhurst 3/5, Downtown/Old South 3/5, Shaw Valley 3/5. A flat 3/5 across the board here reflects that none of these three ride the plant story the way Miller's Pond does, which is also exactly their appeal for buyers who'd rather not compete against relocating plant workers.
What This Means For You
With the city-wide average listing price sitting around $539,189 across 634 active listings — noticeably softer than the figures I've cited in past issues — this is a legitimate window for buyers who've been priced out of the growth corridor. Lynhurst gives you actual inventory to choose from rather than a builder's release schedule. Downtown/Old South is the honest answer for anyone asking "what's the cheapest way into St. Thomas right now." Shaw Valley suits retirees and buyers prioritizing lifestyle over proximity to the plant.
Andy's Take
Every St. Thomas conversation I have starts with the VW plant, and I think that's starting to do a disservice to buyers who have zero interest in the growth-corridor trade — Lynhurst and Downtown/Old South exist entirely outside that story, and they're not chasing a hiring wave to hold their value. Shaw Valley is the one I quietly point retirees toward for the exact same reason I did last issue: ten minutes to Port Stanley, away from the construction noise, and I don't think that pitch needs to change every two weeks the way the plant-adjacent pockets do.
Quick Tip
Don't anchor your St. Thomas budget to headlines about Miller's Pond or The Ridge — pull a current active-listings snapshot for Lynhurst or Downtown/Old South specifically, since the city-wide average listing price has moved enough in the last month that an old number will send you in with the wrong expectations.
