Start with what a buyer sees first
Curb appeal and the entryway set the tone before a buyer even steps inside. A freshly mowed lawn, a clean front door, and a decluttered entryway do more for a buyer's first impression than almost anything you'll spend money on inside.
Declutter before you decorate anything
Buyers need to see space, not your stuff. Clear kitchen counters down to two or three items, thin out closets to roughly half-full so they look spacious rather than crammed, and remove personal photos so buyers can picture themselves — not your family — living there.
Room-by-room quick wins
- Living room: arrange furniture to create obvious walking paths, not to maximize seating.
- Kitchen: clear every counter appliance except one, and make sure cabinet fronts are wiped down and free of fingerprints.
- Bedrooms: remove one piece of furniture from any room that feels tight — a smaller room reads bigger with less in it, not more.
- Bathrooms: fresh towels, no personal toiletries visible, and address any grout or caulk that looks tired.
Budget staging still works
You don't need a full staging company to get most of the benefit. A deep clean, fresh neutral paint in any bold-coloured rooms, updated light bulbs (matching colour temperature throughout), and a few rented or borrowed pieces to fill an obviously empty room usually gets 80% of the result for a fraction of the cost.
The mistake I see most often
Sellers who stage for themselves instead of for buyers — keeping a home office exactly as they use it, or leaving a room "as is" because they don't see the point. Every room needs an obvious, buyer-friendly purpose. A room with no clear function reads as wasted space, and buyers subtract value for that even when they can't say why.
