This one's not about pricing or the market — it's the list I actually send people who ask what fall looks like around here, whether they've lived here twenty years or are still deciding if this is where they want to put down roots. Three areas, three very different fall personalities.
London
The Western Fair is the big one — London's biggest annual fair runs September 11 to 20 in 2026 at the Western Fair District, with midway rides, agricultural exhibits and live entertainment that draws people in from well outside the city. Outside fair week, this is prime season for the Thames Valley Parkway trail system as the tree canopy turns, and for the pick-your-own farms scattered through Middlesex County just outside the city — apples and pumpkins both come into season through late September and October.
St. Thomas & Elgin County
The Elgin County Railway Museum runs a seasonal pumpkin-patch train most years — check ecrm.ca for this year's exact dates before you plan around it, since seasonal event calendars shift year to year. Pinafore Park is the easy weekend default for a fall walk close to downtown, and if you've got a free Saturday, Port Stanley is worth the twenty-minute drive south — the beach town quiets down after Labour Day, but the Lake Erie shoreline drive and the village's shops and restaurants are arguably at their best once the summer crowds thin out.
Kitchener-Waterloo-Cambridge
Nothing else in the region touches Kitchener-Waterloo Oktoberfest — the 58th annual festival runs September 25 through October 17, 2026, with the main downtown weekend (Willkommen Platz at Kitchener's Carl Zehr Square) landing October 9 to 11. It's regularly cited as the second-largest Oktoberfest celebration in the world after Munich's, which tells you what a K-W fall weekend can look like if you time it right. St. Jacobs Farmers' Market is the standing fall tradition beyond the festival itself — pumpkins, fall produce and the market's usual Thursday and Saturday crowds. Cambridge runs its own Apple Day most years, worth checking visitcambridge.org for current dates if you're in the Preston-Hespeler-Galt area.
Why this matters if you're house-hunting
This is the part of a move that a listing sheet never tells you — whether the neighbourhood you're considering is a five-minute walk from something like this, or a twenty-minute drive from everything. I've watched more than one out-of-town buyer choose between two very similar homes based entirely on which one put them closer to the kind of fall weekend they actually wanted. It's a real factor, even if it never shows up in a property listing.
