A move from the GTA or Kitchener-Waterloo to London or St. Thomas is really two deals: a sale in one market and a purchase in another, an hour or more apart. Get the order and the dates right and it's a smooth move. Get them wrong and you're carrying two mortgages or living in a rental with your furniture in storage. Here's how I'd plan it.
Planning a Move to London or St. Thomas?
I'll map out both sides with you: what your home should sell for, what you can buy here, and the dates that make it work
548 490 4577Why does the order matter more on a long-distance move?
You can't pop over after work to see a house when you live an hour or two away. Each showing trip takes a half or full day, so you want to know your budget before you start, and you want to be able to act when you find the right place. Selling first gives you a firm number and lets you write a clean offer. Buying first gives you certainty about where you're going, but leaves your budget resting on a sale that hasn't happened yet.
What are my options for lining up the two closings?
| Option | How it works | Best when |
|---|---|---|
| Sell first, then buy | Firm up your sale with a long closing, then shop with a known budget | Your home will sell readily and you can be flexible on where you buy |
| Buy with a condition on the sale of your home | Your London offer depends on your current home selling by a set date | The London seller isn't getting other offers, which is more common in a buyers' market |
| Line up closings on the same day | Your sale and purchase close together and the money moves the same day | Both sides agree on dates and your lawyer is set up for it |
| Bridge financing | Your lender covers the down payment until your sale closes a few days or weeks later | You have a firm sale, but its closing is after your purchase closing |
| Rent-back | You stay in your sold home for a short time as a tenant of the buyer | You need a few extra weeks after your sale closes |
Bridge financing usually needs a firm sale agreement before the lender will approve it, and it costs interest plus a fee, so talk to your mortgage broker early.
How do I use the London buyers' market to my advantage?
London and St. Thomas had about 5.9 months of inventory in September 2026, and the sales-to-new-listings ratio was 34.7%. That gives you room to ask for things that would get your offer ignored in a hot market:
- A longer closing, so it lines up with your sale.
- A condition on the sale of your current home, with a reasonable deadline.
- Home inspection and financing conditions, even on homes with interest.
- A price that reflects how long the home has been listed.
Waterloo Region had about 3.8 months of supply, a tighter market, so a KW seller is usually in a decent position to sell first and buy second. GTA sellers should get a realistic read on their own market before they set a London budget.
How do I house-hunt from an hour or two away?
- Narrow it down online first. I can send video walkthroughs and street-level notes so you only drive in for the homes worth seeing.
- Book showings in clusters. Seeing six homes in one afternoon beats six separate trips.
- Drive your future commute at the hour you'll make it.
- Visit the neighbourhood after dark and on a weekend, not just during a weekday showing.
- Have your pre-approval updated for the price range here before you start.
What does selling in one place and buying in another cost?
- Selling costs on your GTA or KW home: commission, legal fees, and any mortgage discharge or penalty.
- Ontario land transfer tax on your purchase here. There's no municipal land transfer tax in London, St. Thomas or Kitchener-Waterloo.
- Legal fees on both deals. Some buyers use one lawyer for both to keep the paperwork in one place.
- Bridge financing interest and fees, if you need it.
- Moving, and possibly short-term storage or a rental if the dates don't meet.
Frequently asked questions
Can I make an offer in London conditional on selling my GTA home?
Yes. A condition on the sale of your home is more likely to be accepted in a buyers' market like London's in fall 2026. Expect the seller to ask for an escape clause, which lets them keep marketing the home and gives you a short window to firm up or step aside if another offer comes in.
What is bridge financing and how long does it last?
Bridge financing is a short-term loan from your lender that covers your down payment on the new home until your old home's sale closes. Lenders usually offer it for a few weeks to a few months and want a firm sale agreement first. It costs interest plus a fee, so the shorter the gap, the better.
Should I use one agent for both the sale and the purchase?
One plan for both sides makes timing much easier. I work in London, St. Thomas and Kitchener-Waterloo, and my team covers the GTA side, so the person setting your sale dates is the same person negotiating your purchase dates.
