A lot of buyers moving to the St. Thomas area want a bit of land, and much of Elgin County outside St. Thomas, Aylmer and the villages runs on private wells and septic systems. They work well when they're maintained. They're also two of the most expensive things a rural owner can have to replace, so they get checked before you firm up.

Those are two separate questions. For safety, test for bacteria (E. coli and total coliforms). Southwestern Public Health, which serves St. Thomas and Elgin County, provides sample bottles, and Public Health Ontario tests private well water for bacteria free of charge. Many buyers also pay a private lab to test for nitrates, sodium and minerals. For quantity, a flow test shows how many litres per minute the well delivers over time. Ask too whether the well is drilled or dug; dug wells are shallower and more prone to surface contamination.
How do you inspect a septic system?
A septic system is a tank plus a leaching bed in the yard. An inspection by a qualified contractor usually includes pumping the tank, checking its condition and baffles, and looking at the bed for wet spots or signs of failure. Ask for the system's age, its pumping history (every three to five years is common) and the original permit, which may be on file with the municipality's building department.
Which conditions belong in the offer?
- Water potability satisfactory to the buyer
- Well water quantity (flow) satisfactory to the buyer
- Septic inspection satisfactory to the buyer
- Seller to provide available records: pumping receipts, permits and past water tests
- Insurance on terms satisfactory to the buyer
What do lenders and insurers ask?
Many lenders want a recent potable water test before they fund a rural mortgage. Insurers will ask about the heating source, and an oil tank or an uncertified wood stove can limit your choice of insurer or raise the premium. Find out early, because insurance is a condition you don't want to discover on day four.
Where will I find these homes?
Across rural Central Elgin, Southwold, Malahide, Bayham, Dutton Dunwich and West Elgin. Some hamlets have piped water but private septic, so check both for every property. In Central Elgin, which includes Port Stanley and Belmont, LSTAR's August 2026 benchmark price was $629,500, against $499,700 in St. Thomas.
What should I budget for?
Pumping the tank is a routine cost every few years. A new septic system or a new well is a large one. If an inspection points to either, get a written quote during your condition period and negotiate from that number rather than a guess.
Frequently asked questions
How long does a well water test take?
Bacteria results usually come back within a few days. Collect the sample exactly as the bottle's instructions say and drop it off within the time allowed, or the lab may reject it.
Can I add a bedroom to a home on septic?
Septic systems are sized for the home's bedrooms and fixtures. Adding a bedroom or bathroom can require a larger system and a permit, so check with the municipality before you count on it.
Is a shared well a problem?
It can be. A shared well should have a registered agreement covering access, repairs and costs. Have your lawyer review it during the condition period.
