Downsizing is rarely just a real estate transaction — it's a life transition, and the logistics can feel more overwhelming than the sale itself. After helping dozens of London and St. Thomas area families through it, here's the framework I walk clients through.
When is the right time?
There's rarely a perfect moment — most people downsize a year or two later than they first considered it. Common triggers I see: maintenance and stairs becoming a real burden, more space than you use (and pay to heat), or simply wanting the equity working for you instead of sitting in square footage you don't need.
Sell first, or buy first?
Selling first guarantees you know your exact budget for the next place, but it can mean a temporary move if timing doesn't line up. Buying first avoids moving twice, but means carrying two properties, even briefly. There's no universally right answer — it depends on your risk tolerance and the local market's pace, which is exactly the kind of thing worth a real conversation rather than a generic rule.
Decluttering without the overwhelm
Don't try to sort a whole house in one weekend — it's the single biggest reason downsizing projects stall out. Work room by room, and sort into four categories: keep, family/gift, donate, and sell. Big furniture pieces are usually the hardest emotionally and the least valuable financially — decide on those last, once the easier decisions have built some momentum.
What actually fits the London & St. Thomas market
A lot of downsizers assume "smaller" means a condo, but bungalows in neighbourhoods like Byron and Riverside are consistently in demand for exactly this reason — single-level living without giving up a private yard. St. Thomas has become a strong option too, with newer bungalow-style builds offering single-level new construction at a lower price point than a comparable London purchase. Condos in Old East Village or downtown London make sense if lock-and-leave simplicity and amenities matter more than outdoor space.
Give yourself more runway than feels necessary
Between decluttering, prepping the family home for sale, and finding the right next place, most successful downsizes take three to six months from first conversation to keys in hand. Starting that process before you're forced to (a health event, a hard deadline) makes every part of it less stressful and gets you a better outcome on both ends of the transaction.
You don't have to figure this out alone
This is exactly the kind of move where having someone who's done it dozens of times matters. Reach out and we'll build a plan around your specific home, timeline and next step — not a generic checklist.
