Downtown & Talbot Street
The historic core along Talbot Street, with railway-era brick storefronts, independent shops and restaurants, and the city's oldest residential streets on either side. CASO Station, the Elevated Park, the Jumbo statue and the Saturday Horton Farmers' Market are all a short walk or bike ride away.

- Century and pre-war detached homes, post-war houses, and some duplex and apartment conversions.
- Best for
- Buyers who want character and walkability, first-time buyers, and downsizers who would rather walk to coffee than drive.
- Worth knowing
- Older homes deserve a thorough inspection: wiring, plumbing, foundations and insurance are the usual questions. Check for heritage designation before you plan exterior changes.

Pinafore Park & Elm Street
Established streets around Pinafore Park, the city's signature 111-acre park, and St. Thomas Elgin General Hospital on Elm Street. Mature trees, a lake, wooded trails, a splash pad and Emslie Field, a ball diamond in use since 1898.

- Mostly established detached homes on mature lots, from post-war bungalows to two-storeys.
- Best for
- Hospital staff, families who want a big park on the doorstep, and buyers who prefer an established street to a new subdivision.
- Worth knowing
- Pinafore hosts events and ball games, so the streets right beside the park get busier on those days. Worth a drive past on a summer weekend before you buy.

Lake Margaret & Miller's Pond
Newer homes on the south side off Southdale Line, built around Lake Margaret and its walking trail, with Pinafore Park close by. Miller's Pond is a Doug Tarry Homes community that has been building out since 2018.

- Newer detached homes, semis and townhomes, including one-storey designs. The builder offers ENERGY STAR® homes as standard and Net Zero Ready as an option.
- Best for
- Families and downsizers who want new construction beside water and trails.
- Worth knowing
- A new build comes with a builder's agreement, a deposit schedule and closing adjustments that a resale doesn't. Have the agreement reviewed before you sign. This is about 15 minutes from the PowerCo site, not the closest pocket to it.

Harvest Run
A Doug Tarry Homes community in the southeast of the city, around Renaissance Drive. Of the new-build areas, it is the closest to the PowerCo site.

- New detached homes and townhomes, with more phases still being built.
- Best for
- PowerCo hires who want new construction, first-time buyers looking at townhomes, and young families.
- Worth knowing
- Ask for the builder's phasing plan so you know what will be built behind you and when, and how long the street will be a construction zone.

Shaw Valley
Quieter family streets in the southwest of the city around Shaw Valley Drive, on the side of St. Thomas closest to Port Stanley and the lake.

- Mostly newer detached homes on family streets.
- Best for
- Families who want a quieter street, and anyone who will be at the beach in Port Stanley most summer weekends.
- Worth knowing
- The southwest is the furthest corner from the PowerCo site, about 15 minutes, and roughly 40 minutes from downtown London.

Lynhurst
An established area on the northwest edge of St. Thomas. It sits in the Municipality of Central Elgin rather than the City, which matters for property tax and services. It is among the quickest areas in this guide for getting to London and to Amazon in Talbotville.

- Established resale homes, many on larger lots than you find in the newer subdivisions.
- Best for
- London commuters, Amazon staff, and buyers who want an established street over new construction.
- Worth knowing
- Confirm the municipality, tax rate and servicing for the exact address before you offer, because they differ from St. Thomas proper.

Northeast end & Dalewood
Established neighbourhoods east of the core around Centennial Avenue, near Elgin Centre and the Dalewood Conservation Area. This is the part of the city nearest the PowerCo site in the Yarmouth Yards industrial park.

- Mostly established detached homes, with some newer infill.
- Best for
- PowerCo hires who would rather buy resale, and outdoor families who want Dalewood's trails and reservoir nearby.
- Worth knowing
- Being close to a large plant under construction means construction traffic for several years. Drive the routes at shift-change times before you commit.

What homes cost in St. Thomas
St. Thomas sits in the middle of the London-area market. Its September 2026 benchmark was about $54,000 below London South's and $116,000 below London North's, but about $65,000 above London East's. Across LSTAR's whole area, the market showed signs of favouring buyers.

Drive times are off-peak estimates from OpenStreetMap routing, with 15% added for lights and turns, rounded to the nearest 5 minutes. Bike and walk times use the same road distance at 16 km/h and 5 km/h, and leave out anything over a 75-minute ride or a 90-minute walk. St. Thomas Transit runs local bus routes. Outside the core, St. Thomas is a city you drive, so check the live directions for your own times.
Who St. Thomas suits best
First-time buyers
A typical St. Thomas home was benchmarked at $496,800 in September 2026: below London South ($550,400) and London North ($613,000), though above London East ($432,300). The City also runs a down payment program for people already renting in St. Thomas or Elgin: 5% of the price, up to $25,000, on homes up to $500,000. The 2026 intake had closed when I last checked, with an expression-of-interest form open.
PowerCo and Amazon hires
The PowerCo site in the northeast is about 5 minutes from the northeast end and 10 from Harvest Run. Amazon's Talbotville centre, on the old Ford plant site, is quickest from Lynhurst and downtown, about 15 minutes. PowerCo now expects to start operations in 2029, not 2027, so plan your move around the new date.
London commuters
Lynhurst and the northeast end are about 35 minutes from downtown London off-peak; the south side is closer to 40 to 45. South London and the 401 at Wellington Road are 20 to 25 minutes from downtown St. Thomas.
Downsizers
Downtown puts shops, restaurants and the Saturday market within walking distance. Lake Margaret and Miller's Pond offer newer, lower-maintenance homes, including one-storey designs, beside a walking trail. The hospital is on Elm Street, near the Pinafore Park area.
Growing families
Shaw Valley and the south-side subdivisions give you newer homes on quieter streets. The Pinafore Park area is established, with the city's biggest park, its splash pad and ball diamond.
Outdoors and the beach
Port Stanley's Main Beach on Lake Erie is about 20 minutes south. Inside the city, Dalewood Conservation Area has a 10 km trail, a canoe and kayak route and camping, and Pinafore Park has wooded trails and a lake.
St. Thomas is a weaker fit if you need frequent transit or want to be in north London every day. Outside the core, it is a city you drive.

Pinafore Park
The city's signature park, 111 acres with wooded trails, a lake, a splash pad, tennis courts and Emslie Field, a ball diamond in use since 1898 and named for umpire Bob Emslie.

A park on the 1929 Michigan Central railway bridge, high over the Kettle Creek valley, with gardens, public art and views across the valley. It is billed as Canada's first elevated park.

The life-size statue of P.T. Barnum's elephant, which was killed by a locomotive in St. Thomas on September 15, 1885. It went up for the centenary in 1985.

The Canada Southern Railway's Italianate station, built between 1871 and 1873. The North America Railway Hall of Fame has owned it since 2005 and rents it for events.

Housed in the 1913 Michigan Central locomotive shops. It has been closed to the public since January 2026 while the building is repaired, so check before you go.

Kettle Creek Conservation Authority land around a reservoir, with a 10 km trail, the 2.8 km Evans Sisters' Water Trail for canoes and kayaks, and 187 campsites. The camping season runs May 1 to September 30.

Saturday mornings in the downtown core, all year, with produce, meat, baked goods and crafts. Hours change between summer and winter.

The world's most famous elephant was killed here in 1885. His statue has stood on Talbot Street since 1985.

The Ford plant closed in 2011. Amazon's 2-million-square-foot fulfillment centre opened on the same site in 2023.
How St. Thomas is growing
The City's 2024 Growth Analysis Study forecasts that St. Thomas will almost double in population by 2051, driven largely by the battery plant and the jobs around it.

PowerCo battery plant
Volkswagen's battery company is building a $7-billion plant in the Yarmouth Yards industrial park, with about 3,000 jobs at full operation. In September 2026 it moved the start of operations from 2027 to 2029. Construction continues, with EllisDon as general contractor.

St. Thomas, Ontario: common questions
St. Thomas is in southwestern Ontario, about 29 km south of downtown London by road and about 15 km north of Port Stanley on Lake Erie. It is the seat of Elgin County and runs its own city government.
Downtown St. Thomas to downtown London is about 29 km, roughly 35 minutes off-peak. South London and Highway 401 at Wellington Road are closer, about 20 to 25 minutes, which is where many commuters' trips actually end.
LSTAR's MLS® HPI benchmark for St. Thomas was $496,800 in September 2026, and the average sale price was $544,865. The benchmark tracks a typical home; the average moves with whatever happened to sell that month. For a specific street, recent comparable sales are the number that matters, and I can pull them for you.
The plant is in the Yarmouth Yards industrial park in the city's northeast, off Highbury Avenue and Ron McNeil Line. Homes in the northeast end are about 5 minutes away and Harvest Run about 10. The south side, including Lake Margaret and Miller's Pond, is closer to 15 minutes.
PowerCo said in late September 2026 that the St. Thomas plant is now expected to begin operations in 2029, two years later than first planned. Construction is continuing, with EllisDon as general contractor, and the plant is still expected to employ about 3,000 people at full operation.
Yes. The 2021 Census counted 42,840 residents, up 10.1% from 2016. The City's 2024 Growth Analysis Study forecasts about 79,500 residents by 2051, with roughly 15,300 more households than in 2021 and 15,800 more jobs than in 2024.
English-language public schools are run by the Thames Valley District School Board and Catholic schools by the London District Catholic School Board, and both offer French Immersion. French-language schools in the region are run by Conseil scolaire Viamonde and Conseil scolaire catholique Providence. Fanshawe College has a St. Thomas campus. School boundaries change as the city grows, so confirm the school for a specific address with the board before you buy.
Because the railways built it. The first line through the city was completed in 1856, the Canada Southern Railway built its station here between 1871 and 1873, and 26 railways have passed through St. Thomas over the years. The station, the 1913 Michigan Central locomotive shops and the 1929 Kettle Creek bridge, now the Elevated Park, still stand.
P.T. Barnum's famous elephant was struck by a locomotive in a St. Thomas rail yard on September 15, 1885, and died within minutes. A life-size statue went up on Talbot Street in 1985, a hundred years later.
